Getting your Florida trip right

Gulf side or Atlantic side?

The Gulf gives you warmer, calmer water and famously fine sand, which is why it suits families with small children and anyone who wants to swim rather than surf. The Atlantic coast runs cooler and livelier, with more wave action and more city on your doorstep.

When to go

Winter and early spring bring the driest, mildest weather and the highest demand, so the best houses go first. Late spring and early autumn trade a little heat and humidity for noticeably quieter beaches. Hurricane season runs June through November, and travel insurance is worth pricing in.

How far ahead to book

For school holidays, Thanksgiving, Christmas and spring break on the Gulf barrier islands, the strongest homes are often committed months out. Outside those windows there is usually more room to move, and a phone call is the fastest way to find out what is genuinely open.

House, villa or condo?

A private house buys you outdoor space, a pool and separation between generations. A condo usually buys you a beachfront position, an elevator and shared amenities for less. Both are worth comparing in the same destination before you decide.

Which part of Florida has the best beaches for families?

The Gulf Coast is the usual answer. Water on the Gulf side is warmer and calmer than the Atlantic, and the sand on the South Central Gulf Coast barrier islands - Anna Maria Island, Siesta Key, Longboat Key - is unusually fine and pale. The Panhandle around South Walton and Destin offers the same calm water with the brightest white sand in the state.

When is the best time to book a Florida vacation rental?

Demand peaks from roughly January through April, when the weather is driest and mildest, and again over the major school holidays. If your dates are fixed to a school break, booking several months ahead gives you a genuine choice of homes. For flexible travellers, May and September to early November are quieter and easier to book.

Are Emerald Kite Florida rentals professionally managed?

Yes. Every home on this page is privately owned but represented by an established property-management company that is responsible for cleaning, maintenance and guest support during your stay. You are not booking a home with no one behind it.

Can I bring a dog to a Florida rental?

Some homes accept dogs and some do not, and the rules vary by property rather than by destination. Use the pet-friendly filter above to see homes that currently allow dogs, then confirm size and breed limits and any pet deposit with us before booking.

How many bedrooms will my group need?

Every listing shows bedrooms, bathrooms and the number the home sleeps, so start there rather than from headcount alone. Sleeping capacity often includes sofa beds, so if you need real bedrooms for every couple it is worth checking the bed configuration with us first.

What does a Florida vacation rental cost?

It depends heavily on destination, season and how close to the water you are. Where an owner has published a starting rate, you will see it on the listing; where they have not, rates are quoted on request because they change with season and length of stay. Call and we will price your exact dates.
